Real Estate Marketing
Every listingdeservesto be seen.
Marketing for agents, teams, brokerages, property managers and investors. Websites with IDX search, neighborhood SEO, seller and buyer campaigns that follow housing ad rules, listing video and CRM follow-up, so more of your business comes from your own name.
Four floors, one house. Pick a floor to lift it out and see what it holds.
01 / The problem
Where real estate marketing
quietly leaks leads.
Most agents are not short on effort. The leaks are in the setup: who owns the audience, how fast follow-up happens, and whether the ads still fit the rules.
The portals own your buyers
Buyers start on the big listing portals, and the portal decides which agent gets the inquiry. Every month you rent that attention again instead of building your own.
Bought leads go cold by lunch
Purchased leads wait in an inbox while the next agent texts back first. Speed and a real follow-up plan matter more than another batch of names.
An IDX site with nothing to rank
Thousands of agent sites show the same MLS feed. Without your own neighborhood pages and local knowledge, Google has no reason to pick yours.
Ads set up the old way
Housing ads on Google and Meta can no longer target by age, gender or ZIP code. Campaigns built on old habits get restricted, rejected or quietly miss the market.
Listing marketing ends at the MLS
Upload, photos, a sign in the yard. Sellers notice when their home gets the same treatment as every other listing, and so do the neighbors deciding who to call.
Past clients stop hearing from you
Your past clients and sphere are the warmest audience you have. Without a simple rhythm of useful updates, your name fades before they are ready to move again.
02 / Who we help
Agents, brokerages, managers
and investors. Different jobs.
A solo agent and a twelve person brokerage do not need the same website. Pick the one closest to you and see what the plan usually looks like.
Your name is the brand.
For solo agents and teams, the goal is a personal brand people remember and a site that turns attention into conversations, without depending on a portal to hand out leads.
- Personal brand site with IDX search
- Home value page for seller leads
- Google Business Profile and reviews
- Listing video and reels in every size
03 / Seller and buyer funnels
Two kinds of client.
Two different paths to you.
Sellers decide slowly, then all at once. The funnel keeps you useful the whole time, so you are the obvious call when they are ready.
SearchGoogle Ads + Social
They wonder what their home is worth.
A search for home values, or a just sold post from their street in their feed. Search ads and social posts in the housing ad category put your name there.
Home value pageWeb design
They start with their address.
A home value page that asks for the address first and the details second, and promises a real number from a local agent, not an instant guess.
Into your CRMAutomation + tracking
The lead lands with its source.
Address, timeline and contact go straight into your CRM with where they came from attached. You get a text alert, they get a friendly confirmation.
NurtureContent + email
You stay useful for months.
Your real market analysis first, then monthly notes on their neighborhood: what sold, what is listed, what it means. Helpful, short and from you.
Listing appointmentAnalytics
They call you to list.
The appointment is booked, and the report shows which channel started it, so next month's budget goes where it works.
04 / Listing pages, IDX and neighborhood SEO
The MLS feed is the same for everyone.
Your local knowledge is not.
Every agent in your market can show the same listings. Neighborhood pages are how your site becomes the one worth ranking, because they hold what only a local knows.

Lakeview Homes for Sale and Neighborhood Guide
Live Lakeview listings plus local notes from an agent who works here: single family near the water, lot sizes, lake access rules and the quiet streets buyers ask about.
The Lakeview page we would build
- Live IDX listings for Lakeview
- Market notes, updated every month
- Lot sizes, lake access rules and the quiet streets buyers ask about
- A short video drive through Lakeview
- Schools listed with links to official sources
- Get new Lakeview listings by email
IDX on your own domain
Listing search, saved searches and alerts on your site's address where your IDX provider supports it, so the visits build your site, not someone else's.
Listing pages that sell the home
Your own listings get a full page: every photo, the video, the floor plan, open house times and one clear way to ask about it.
Neighborhood pages with real knowledge
One page for each area you actually work, with notes only a local would know. This is the content the MLS feed can never give you.
Google Business Profile and schema
A complete profile for every office, steady reviews, and RealEstateAgent schema so search engines understand who you are and where you work.

05 / Video, social and the listing launch
One listing.
Every channel, every size.
A listing is the best marketing an agent has. We plan the reels, posts, video, emails and ads for each moment of it, sized natively for every platform, so sellers see the work and neighbors remember the name.
A quiet start to build interest, timed around your MLS rules on when public marketing can begin.

06 / Fair Housing and housing ad rules
Ads that follow the rules
and still reach the right people.
Real estate ads run under rules most industries never see. We build every campaign around them from the first day, instead of finding out when an ad gets rejected.
Ad set targeting
- Age
25 to 44All adultsAge targeting is locked for housing ads. - Gender
WomenAllGender targeting is not available. - Location
ZIP code 91403City or radiusNo ZIP code targeting. Meta also sets a minimum radius around a location. - Parental and marital status
ParentsNot availableLife stage targeting is removed for housing. - Detailed interests
First home buyersLimitedMany detailed options are removed or restricted. - Lookalike audiences
OnNot availableLookalike style expansion is not offered for housing ads on Meta.
What we do instead
- Let the creative and copy do the targeting: the home, the area and the offer speak to the right people.
- Plan geography at the city or radius level, never by ZIP code.
- Use your own site visitors and past clients only where each platform's rules allow it.
- Send every click to a page that qualifies the lead, so budget is not wasted on the wrong fit.

- 2A religious landmark used as a selling point
- 3Describes buyers by age
Fair Housing in every word
Ads and listing copy describe the property and the area, never the kind of person we picture living there.
The right ad category, every time
Home sales, rentals, home value offers and seller campaigns run in the housing ad category on Google and Meta. Recruiting ads follow the employment rules.
License and brokerage details
Many states require your brokerage name and license number on ads and websites. We build them into templates so nobody forgets.
Equal Housing Opportunity
The Equal Housing Opportunity logo or statement on your site and marketing where it belongs.
MLS and IDX rules
Listing data, photos and attribution displayed the way your MLS and IDX agreement require.
Consent for texts and calls
Follow-up texts and calls only go to people who opted in, with opt-out honored automatically.
General information, not legal advice. Platform policies and state rules change, so we check the current versions before every launch. Your broker or attorney has the final word on compliance.
07 / How we work together
From the first audit
to your next listing.
One team handles the site, the search, the ads, the content and the follow-up, so nothing falls between vendors.
Free audit
We look at your website, IDX setup, Google Business Profile, ads, CRM and tracking, and show you where leads are leaking out.
A plan around your market
Which areas, which clients and which listings matter most to you. What to fix first, what it costs and what to expect.
Build the foundation
Tracking, CRM connections, the site and IDX get fixed or built before a single ad dollar depends on them.
Launch the campaigns
Seller and buyer campaigns set up in the housing ad category, plus a listing launch kit you can reuse for every new listing.
Publish every month
Neighborhood pages, market notes and video that keep your name in front of the people who will move next.
Report and adjust
Monthly reporting in plain English: leads, where they came from, what they cost and what we are changing next.
08 / Questions
Questions agents and brokers
ask us first.
Something else on your mind? Ask it in the free audit and you will get a straight answer.
Do you work with individual agents or only brokerages?
Both. We work with solo agents, teams, brokerages, property managers and real estate investors. The plan is sized to the business: a solo agent might start with a site, a home value page and video, while a brokerage needs agent pages, lead routing and brand standards.
Can you work with our IDX provider and MLS?
Most likely, yes. We work with the IDX provider you already have and follow your MLS display rules, or help you choose one if you are starting fresh. Where the provider supports it, listings live on your own domain so the visits build your site.
Will neighborhood pages help us rank on Google?
No one can honestly promise rankings. What neighborhood pages do is give Google something unique to rank: real local knowledge that the shared MLS feed does not have. We build them for the areas you actually work and keep them updated.
What is the housing special ad category?
Google and Meta treat ads for homes for sale, rentals, mortgages and related offers as housing ads in the US and some other countries. To support fair housing, they limit targeting by things like age, gender and ZIP code. We set every campaign up in the right category from the start. This is general information, not legal advice.
Who is responsible for Fair Housing compliance?
Legally, you and your broker are. Our part is to write and set up marketing that respects the Fair Housing Act and each platform's rules, and to flag anything that looks risky before it runs. For legal questions, your broker or attorney has the final word.
Do you sell leads?
No. We build marketing that brings inquiries to you directly, on your own accounts, so you own the data and the audience. If you also buy leads, we can route them into the same follow-up system so none of them sit unanswered.
Which CRM do you work with?
Usually the one you already use, like Follow Up Boss, Lofty, HubSpot or GoHighLevel. Every lead arrives with its source attached, and texts and emails only go to people who gave consent.
Do you make listing videos and social content?
Yes. We plan, edit and publish listing video and social posts in the right size for every platform: vertical reels, walkthrough cuts, neighborhood guides and market updates, using footage from your photographer or videographer.
How soon will we see leads?
Ad campaigns can start bringing inquiries soon after launch. SEO and neighborhood content build over months. In the free audit we will tell you honestly what to expect in your market and why.
Do we own the website, ad accounts and data?
Yes. Your site, domain, ad accounts, analytics and CRM stay in your name, on your accounts. If we ever part ways, everything stays with you.
